The State of California has announced that ADU’s will not trigger a reassessment, but the unit itself will be assessed for tax purposes. Please check with your local tax assessors’ office for further information.
Roof and Realm homes are made of durable steel. Steel will not warp or expand like wood, and it does not rot, making it less likely to attract fungus or termites. Another benefit to a steel structure is its fire resistance.

From time to time, we may need to substitute finishes for similar styles. This is something our team would make you aware of. We have more options available on our product guide.
Yes. We can help you design a Realm that will meet your requirements and is suited to your lifestyle.
Roof and Realm’s standard units are all electric. Gas would be an upgraded charge, if the city or county allows this option.
Yes! Your Realm will be ready for you to enjoy regardless of what the weather has in store.
Yes. Ceiling fan prep is included as a standard feature.
Yes! Roof and Realm offers the option of solar-ready homes and includes solar in each structure over 1,000 square feet or as required by city (Solar is an additional charge).
All permitted ADUs can be assigned a separate mailing address, usually by adding “A” to the primary residence and “B” to the ADU.
We recommend checking with your insurance agent regarding your homeowner’s policy options.
Roof and Realm will conduct a feasibility study to determine if your property is suited for one of our installs.
We will be happy to send one of our Project Managers to your site to determine if your property is a suitable candidate for our units.
No. As of 2020, California state regulations specifically prohibit HOAs from interfering with ADU construction.
Like any home, your Realm will need to be maintained to look its best.
Yes. Foundations shall be engineered according to your site.
State law requires 4’ setback from the rear and sides of the property. In addition, individual cities may adopt their own setback requirements.
Landscaping and hardscaping are not within our normal scope of work. However, we’ll be happy to give recommendations on qualified contractors and landscape specialists.
Yes! An ADU is a very appealing feature to new buyers and will increase value to your property. The ADU can be rented for potential income or can be used for personal use. The opportunities are endless, especially in current market.
Inspections are performed by a third party in addition to your local Building Department.

You will likely need to obtain a construction loan or a cash out refinance construction-to-perm. Once the unit is occupied, a Permit of Occupancy is issued, and you can transition to a traditional mortgage loan.
Modular homes are constructed with the same quality materials as stick-built homes. The efficient assembly line process and minimized weather delays cut back the time it takes to build a modular in comparison to stick-built homes. Roof and Realm homes are built in climate-controlled building facilities, and the finished products are safely transported to their new locations.
Step 1 of our process is to have our Project Manager visit your site to determine if Roof and Realm is a feasible option for your property. At that time, we will work together to determine your needs, and which model(s) will be the right option for you.
