The State of California has announced that ADU’s will not trigger a reassessment but the unit itself will be assessed for tax purposes. Please check with your local tax assessors’ office for further information.

Roof and Realm homes are made of durable steel are more resistant to water damage. Steel will not warp or expand like wood, and it does not rot, making it less likely to attract fungus or termites. Another benefit to a steel structure is its fire resistance. We use spray foam insulation that meets the latest energy conservation codes.

Yes. Our pricing is all-inclusive subject to non-custom designs and finishes.

From time to time we may need to substitute finishes for similar styles. This is something our team would make you aware of.

We are proud to install top American brand-name appliances in our units.  Our units ship with all the appliances pre-installed! This makes your Realm ready for use as soon as it is installed onsite. If you have appliances you would like to install, we can discuss your options during your design session. To receive a Certificate of Occupancy, the appliances will need to be installed first. If you can provide us the appliance specs, we will work to ensure the right amount of space for them.

Yes. We can help you to design an ADA accessible unit to meet your personal needs. Subject to additional fees.

Yes. We can help you design a Realm that will meet your requirements and is suited to your lifestyle.

Roof and Realm’s standard units are all electric. Gas would be an upgraded charge.

No.  Exterior modifications can’t be made. All of our Realms are Title 24 engineered to be energy efficient.

Yes! We will be happy to help ensure your interior space is equipped with all the comforts of home.

Yes! Your Realm will be ready for you to enjoy regardless of what the weather has in store.

Yes. Ceiling fan prep is included as a standard feature.

We use R34 spray foam closed cell insulation in our units.

Yes! Roof and Realm offers the option of solar-ready homes and includes solar in each structure over 1,000 square feet or as required by city (Solar is an additional charge). They can be outfitted to be “Net Positive,” which means on an annual basis the home will create more energy than you use. All our homes are designed with the latest energy standards and include efficient heating and cooling systems.

All permitted ADUs can be assigned a separate mailing address, usually by adding “A” to the primary residence and “B” to the ADU.

We recommend checking with your insurance agent regarding your homeowner’s policy options.

Roof and Realm will connect your unit to existing electrical service through a new meter, which will allow the unit to pay for its own electricity.

Your Realm will have a traditional flush toilet. Roof and Realm will access sewer and water services by connecting to main service lines on your property.

Yes, they are all the same. These are just different names used for marketing purposes. They are all treated as a single-family dwelling.

Permitting may require the property owners or Trust owners’ signatures. Consult your trust attorney for proper guidance.

The estimated timeline from order to installation is approximately 6 months with city permits, or 60 days without permits. We pride ourselves on being in and out of your backyard quickly.

  • 1 Year – “Fit & Finish” warranty
  • 10 Years – “Tail” warranty, which includes structural defects
  • Manufacturer warranties on appliances (when registered)
  • Home warranties are also available for purchase separately

Roof and Realm will conduct a feasibility study to determine if your property is suited for one of our installs.

We will be happy to send one of our Project Managers to your site to determine if your property is a suitable candidate for our units.

Your Roof and Realm unit must be installed a minimum of 20 feet from power lines.

No. As of 2020, California state regulations specifically prohibit HOAs from interfering with ADU construction.

Like any home, your Realm will need to be maintained to look its best.

Not for quite a while! Our roofs have a lifespan of 40-50 years.

Yes. Foundations shall be engineered according to your site.

The need to add additional parking is very unlikely. If needed, our Project Manager will help you address the best options for you and your property.

State law requires 4’ setback from the rear and sides of the property. In addition, individual cities may adopt their own setback requirements.

Landscaping and hardscaping are not within our normal scope of work. However, we’ll be happy to give recommendations on qualified contractors and landscape specialists.

Your Realm is placed onto your new foundation. It can be removed; however, it would be more cost-efficient to contact us in the future for a new Realm rather than make arrangements to have it moved.

Yes! An ADU is a very appealing feature to new buyers and will increase value to your property. The ADU can be rented for potential income or can be used for personal use. The opportunities are endless, especially in current market.

Inspections are performed by a third party in addition to your local Building Department.

An ADU will result in an increase in property taxes equal to the assessment of the ADU as an improvement to the property. Roof and Realm recommends consulting with your County Assessor regarding property taxes in your area.

You will likely need to obtain a construction loan or a cash out refinance construction-to-perm. Once the unit is occupied, a Permit of Occupancy is issued, and you can transition to a traditional mortgage loan.

No. Roof and Realm will be transparent with all the costs associated with your build.

Modular homes are constructed with the same quality materials as stick-built homes.  The efficient assembly line process and minimized weather delays cut back the time it takes to build a modular in comparison to stick-built homes.  Roof and Realm homes are built in climate-controlled building facilities, and the finished products are safely transported to their new locations.

Step 1 of our process is to have our Project Manager visit your site to determine if Roof and Realm is a feasible option for your property. At that time, we will work together to determine your needs, and which model(s) will be the right option for you.
