If you’re serious about an ADU, you need a Roof and Realm Site Study

A Site Study, also known as a plot plan, is a plan drawn to scale showing the entire property (including all property lines) with the existing and proposed structures.  The Site Study will include the following:

  • Property Boundaries
  • Existing Structures
  • Other Permanent Improvements
  • Landscape Features
  • Easements
  • Potential Hazards
  • Sewer tie in location
  • Electrical tie in location
  • Water tie in location
  • Contact Information
  • Your proposed ADU and measurements

Plot plans are required for all exterior additions including ADUs. The plot plan is used during the building permit review process (for both the city, as well as the Sanitation District) to help the Planning Department check for any conflicts.  It aids in determining whether the proposed excavation and construction is in conformance with the development regulations in the City’s zoning ordinance.

Although we hope to earn your business, your Site Study is transferable and can be used with any builder, not just Roof and Realm.  This is the first step toward achieving your ADU goals
